How Will I Know The "Right" Price to Market My Home?

The Market can vary from conditions like local and national economics, time of year, location and age of home. Most homes sell within 3% to 4% of the asking price depending on how well priced the home.

The following factors have an influence on what the Appraiser will appraise the property for : number of bedrooms and baths, location, size and square footage, like type homes surrounding the home, neighborhood, any seller concessions (points, closing costs, etc..), real estate market condition, time on market, any influences from zoning or environmental issues.

The most accurate way to determine "What the Right Price is" is to have a Professional walk thru your home and do a CMA (comparable market analysis). The agent will compare your home with like type properties, that is comparing Two Story versus Two Story, Bi-level versus BI-level. When the property is sold, the appraiser can only go back 12 months to find comparable homes that have sold to use in the appraisal, so it is important to use the most recent homes that have sold. The best place to find this information is thru the MLS (MULTIPLE LISTING SERVICE), PACE, and the courthouse records.
